1.图纸测算和现房测量由于测量对象实体不同可能会产生误差。购房人在购房时(主要指期房)拿到的面积叫“预测面积”，它主要是根据图纸测得的；而购房人在入住时拿到的面积叫“实测面积”，是由测绘单位在项目竣工以后实地测出的。这样，从图纸到现房，本身就出现了产生误差的环节。

　　2.开发商在施工过程中可能会修改图纸，这也会造成原始预测面积与实测面积的较大差异。

　　3.政策的不完善也是产生测量误差的一个重要原因。据了解，目前测量单位所依据的政策本身就有许多不完善的地方：

　　A.有关公用面积具体分摊计算的政策目前还不够完善，政策只规定了分摊部位，但如何分摊计算却没有具体规定；

　　B.个别关键术语没有解释。如规范中多次提到“勒脚”，但到底什么是“勒脚”却没有解释，阳台与平台的准确定义没有解释等等；

　　C.有些建筑面积如何测算，规范没有反映出来。如墙体不垂直的、室外楼梯具体如何计算等规范中就没有提到，容易导致作业人员因理解不同而测算出不同结果。

　　4.测量本身就有误差。同样是1米长的尺子，每个人测出的结果却是不一样的，也就是说测量本身就有误差，但规定有其允许误差范围，通俗地讲，100平方米的房地测量误差不得超过正负0.6平方米。

4. Measurement error itself. The same is 1-meter-long ruler, measure the results of each person is different, that measurement error in itself, but provides for the permissible error range, commonly, a 100 square meters of premises shall not be measurement error more than plus or minus 0.6 square meters.
